For people who have an existing patio and are not sure what to do .
The main question asked with an existing structure is whether it is unsafe and needs pulling down or… can it be saved?
The clients had previous advice to pull down their existing Patio and build a new one by other contractors.
Upon inspection sure enough , it was found that 4 rafters had wood rot …but we could replace. Also some minor holes could be treated and filled on some of the others.
But most importantly the main beams and posts were structurally sound apart from some rot on the bottom of 2 posts and rusty stirrups the patio still had plenty to offer.
We trimmed off the rot from the bottom of the posts once we had dug out the old footings and stirrups.
Replaced the old stirrups with new galvanized ones then cut and replaced the existing brick pavers.
From here it was one step at a time after all the timbers were repainted.
Replacing the old roof battens with graded battens to add more slope for the roofing sheets and adding a small box gutter .
Securing the shadecloth , fixing a perimeter batten and creating an opening around the TV aerial.
Cleaning the gutters before fixing the roof sheets to the roof battens. Then adding the roof flashings
.
Finally clean down the new roof.
